Update on New Venture

Well the Algonquin house is coming along a bit slower then I had expected. I am going to have to take some credit for that as I have not been there as much as I thought. Real Estate in the Quad Cities has been treating me well so I have not made as many trips back. My plan now is to be done with the property by the end of August, which is only about 6 weeks late. I will be loading some before and after pictures as soon as I get done.

On the home front, one thing that I can not understand is why a remodeled house of mine has not sold. We have made considerable price drops from the original list price, and we have had little to know interest. I will have to say that this is the slowest I have ever seen the market at the entry level housing. If anyone has a take on this I would like to hear it.

Well, I turn 32 next month and my plan is to have everything sold or paid off by my 35th Birthday. I only say that because if you don't write it down it never seems to happen, so there it is. Wish me luck.

Home Again

So this past weekend I returned to my hometown to visit some friends and family, and check out some properties. Turns out I am not a window shopper. I am now in escrow on a 3 bedroom 2.5 bath ranch home. Here is how that happened.

The night before I drove out, I found out that all of the properties that I wanted to view now had accepted contracts on them. After looking into the market more, we were still able to put a list of properties together to view. Going into this, my plan was to buy one property there that would be great rehab project to resell.

Well what it pretty much came down to is I think I was in the right place at the right time. Again. lol

After being listed on Thursday this property received 2 offers on Friday. I was able to view the property on Saturday before either offer had been accepted. Initial, as stated before, this was not the type of property that I was looking for. After some additional thought and a quick CMA, I decided to throw my hat in the ring. Not knowing the market, I felt like this was a very conservative with my offer. But turns out, in a more depressed market CASH IS KING. In the end, there were 3 offers up for consideration and my was chosen, and no I was not the highest offer.

I am looking forward to moving into the new market. I love these new experiences and challenges. That is what keeps me going. You have to love what you do, or you will never be able to bring passion to it.

Time to Expand my area

I think it is time to take the next step. I have been investing in Real Estate in Davenport and the Quad Cities for about 7 years now. Actually 9 years ago I bought my first house, but I don't count that one. I tell ya that story a different day.

Well this weekend I am going to head back to my home town and try to make my first long distance property purchase. I have been talking about buying in Vegas for about 2 years, but I just have not seemed to be able to pull the trigger. So I have decided to try something that I am a little more familiar with and if all sh&* hits that fan I can always count on my family, who lives in the area, to keep an eye on it for me.

I have noticed a few things very quickly during my property search:

1) I might be the worst client ever. Coming from the business, I know exactly what I want an agent to do and of course I assume that my way is always better. I think it might take a few trials and errors to find an agent to work with permenantly. After not hearing back from a couple of agents, I have been forced to the interent to look like every other buyer. PLEASE just do what you say you are going to do people.

2) I was really surprised that the property values were not that different then my current area. I guess the changes in the markets have equallized many areas.

3) I enjoy the challenge of this new venture and can not wait to get started. I will keep you posted.


Other then that Davenport Iowa Real Estate has been booming. 4 new listings this week. 1 listing sold. 2 new buyers. 1 offer written. I love what I do, but the hours are killing me.

So I've got an one hour

I leave my office in East Davenport at 9:55 for a 10:00 appointment right down the road.
9:57
I receive a call that my 10:00 appointment in Davenport is not going to make. I then proceed to head to towards a property in Central Davenport that we are currently remodeling to check out progress.

I received another call that I now need to stop by my listing that is scheduled to close later that day to pick up the keys and remove the sign. I proceed to finish my property inspection and head towards the house to grab the needed keys.

Pick up keys and head back to the office to drop them off.

Leave office in East Davenport once again and head home to grab last minute items needed for an open house that is scheduled from 11:00 - 1:00. This open house is being held by another agent in the office as I needed to head out of town by 11:00

Get to my house in North Davenport and pick up plates, cups, bowls, and ice for the open house. You need to feed them to get them to show up. lol

Arrive at property in South West Davenport for open house. Run through, take pictures, turn on lights, open doors, set out plates, and wait for cooperating agent to arrive at this house.

Leave open house and head towards one additional property inspection in South Davenport prior to heading out of town.

Finish property inspection in South Davenport and hit the road. Ok so it was a bit over an hour, but if my count is right I did have to stop at 6 locations on opposite sides of Davenport.
